How much electrical power does a commercial sauna need?
More than most buildings have to spare. A commercial sauna heater draws roughly 1 kW per 1.3 cubic metres of room, so a properly sized hotel sauna runs 15–30 kW — and a bathhouse with several hot rooms plus chillers for cold plunges can outgrow an existing electrical service entirely. We check the service capacity in feasibility, before anyone draws a floor plan.
Does hot thermal water need more chemical treatment than a swimming pool?
Yes. At 38–40°C sanitizer depletes far faster, and a small hot pool carries a much denser bather load per litre than a lap pool. The answer is not simply more chlorine: modern thermal plants pair fine filtration with UV, ozone, or copper–silver mineral ionization to cut chemical demand while keeping water safe at temperature. We size the treatment plant for hot water from day one — it is not a pool spec with the thermostat turned up.
Can you build a white ion bath?
Yes. A white ion bath — sometimes called a silk bath — uses a micro-bubble generator to saturate hot water with ultra-fine bubbles around twenty microns across. The water turns milky white, feels silk-soft on the skin, and releases negative ions as the bubbles collapse. We integrate micro-bubble systems such as Nikuni's White Ion Bath into hot pools and standalone vessels, alongside — not instead of — proper filtration and sanitation.
What does it cost to add a spa or bathhouse to a hotel?
The honest answer is that the number is decided in the first ten percent of the work: where the mechanical space goes, how drainage routes through the structure, and whether the electrical service can carry the load. Get those right and the finishes are the easy part. We put a real budget on the table at feasibility, before design fees are spent.
What ventilation does a sauna or steam room need?
Six to ten air changes per hour, dedicated extraction, and dehumidification sized for an eighteen-hour operating day. Ventilation is the discipline that decides whether a bathhouse lasts five years or fifty — it is our core specialty, and the first thing we design.
Can existing hotel space be converted into a thermal spa?
Usually, yes. The deciding factors are structural loading for water, routes for drainage, and a vapour-tight envelope — not the size of the room. Our Saint Noire project in South Surrey is exactly this: a full thermal bathhouse carved into an operating hotel.
How long does a bathhouse take to build?
A private thermal circuit runs a few months. A hotel amenity spa typically runs eight to fourteen months from feasibility through commissioning, including permits. The wet assemblies cannot be rushed — waterproofing that cures properly is the cheapest insurance a bathhouse will ever buy.
Who handles permits and code compliance?
We do, wherever we build. Commercial pools and spas trigger their own layers of building code, health regulation, and inspection in every jurisdiction — a provincial health authority in Canada, state and county codes in the US — and a design that ignores them gets redrawn at the worst possible time. Permitting is inside our contract, not beside it.
What goes behind the tile in a steam room?
Everything that matters. A steam room is built from the studs out: a continuous vapour barrier rated for pressurized steam, waterproof foam or cement substrate — never drywall — a bonded waterproofing membrane, and only then tile. Steam at 45°C will find a single lapse in that assembly and quietly destroy the wall cavity over a few seasons.
Why do steam room ceilings slope?
So condensate runs to the walls instead of dripping cold on bathers. We slope steam ceilings roughly two inches per foot, in a vault or a single pitch, and detail the low edge to shed water into the wall channel. A flat steam ceiling is the most common giveaway of a builder who has never sat in one.
Can an existing floor structure carry a pool or plunge?
Water weighs a tonne per cubic metre, so even a modest cold plunge adds several tonnes of live load in one spot. On grade this is rarely a problem; on a framed floor it means structural review, and often a steel or concrete transfer detail. We run this check in feasibility — it kills more conversion concepts than any other single factor, and it is far cheaper to learn early.
Why does a pool hall need its own HVAC system?
Because warm chloride-laden air destroys ordinary equipment and, eventually, the building. A pool hall runs on a dedicated dehumidification unit with corrosion-resistant coils, ductwork designed to wash the glazing with dry air, and slight negative pressure so humid air never migrates into the rest of the building. Hotel corridors that smell like chlorine are a ventilation failure, not a housekeeping one.
What metals survive in a bathhouse?
Fewer than you would hope. Warm humid air with chlorides corrodes standard stainless steel — fixtures, fasteners, and structure in wet zones should be 316-grade stainless, and anything hidden in the ceiling doubly so, since corroded hangers over a pool are a life-safety issue. We specify every fastener in the wet envelope, because the cheapest screw in the building is the one that closes it.
What wood should a sauna be built from?
Low-resin, knot-free, and dimensionally stable at heat: western red cedar, clear hemlock, or thermally modified pine and aspen. Resinous or knotty boards weep and burn skin at 90°C; hardwoods get too hot to touch. Benches are always solid wood — never fixed with exposed metal where a body rests.
Wood-fired or electric sauna for a commercial building?
Electric, in almost every commercial case — code, insurance, and staffing make wood fire difficult inside an occupied building, and modern electric heaters deliver excellent löyly. Wood fire earns its complexity in standalone buildings and destination sites, where it becomes the experience itself.
How much mechanical space does a bathhouse need?
Plan on mechanical and plant space equal to roughly a quarter to a third of the wet floor area — filtration, chemistry, heat, chillers, dehumidification, and service access all live there. Squeezing the plant room is the most expensive space saving in the building: it turns every future maintenance task into a demolition project.
How is a snow room built?
Like a walk-in freezer that people enjoy: a refrigeration plant, a heavily insulated vapour-sealed envelope, a snow generator, and — the part most designs miss — drainage and heat trace detailed for constant freeze-thaw cycling at the threshold. The junction between a −10°C room and a 30°C corridor is some of the most demanding building science in the trade.
Who runs the spa after opening day?
We commission the plant, balance the water, train the staff, and hand over a maintenance program written by people who operate bathhouses themselves. We build houses we intend to see running decades from now.
